  • GGV’s knowledge of renovating historic buildings was recognized by the New York State Association for Affordable Housing by honoring Woolworth Apartments in Watertown as the 2016 Upstate Project of the Year.

    While GGV’s core business revolves around finding opportunities to improve or create affordable homes for families, we also construct our own developments through an affiliate, Georgica Construction LLC. Formed in 2017, Georgica Construction LLC was created to build strong relationships and transparency into every operation we’re a part of. As a developer and owner, it’s vital to understand the specific details of any construction site to use the methods and materials best suited to that project.

    Georgica Construction LLC employees have a combined 50 years of experience in the construction and development of residential, commercial, recreational, and religious buildings. Along with traditional construction and historic adaptive reuse, GGV was an early adopter of modular housing and we’re proud that our developments meet the highest standards. We specialize in transit-oriented locations, environmentally friendly construction, and ADA compliant common spaces that build community.

    Modular construction is a method of building offsite in an environmentally controlled factory, allowing delivery of a nearly finished unit directly to the intended site. GGV now uses this approach whenever feasible due to the benefits that modular construction offer, including:

  • Georgica Construction LLC is a forward-thinking company. While we excel at conventional building methods, our firm continues to find innovative new construction methodologies to expedite our processes, including modular construction, prefabrication and, most importantly, technology. We use construction software systems such as PROCORE to manage all project documents, drawings, and information exchanges on a single platform accessible to members of the project team. Programs like Textura help submit and process paperless payments to subcontractors every 30 days, avoiding any potential project delays. We use this software to expedite construction and stay on budget, while modular building improves safety conditions for our employees.

    Transparency, accountability and safety are built into every step of our construction process.

    GGV takes pride in our ability to meet and exceed energy code and sustainability standards. We continually push limits for energy conservation and have experience with certifications in Passive House, LEED, Enterprise Green Communities and Energy Star.
