Development

Laurel Homes, Roslyn Heights, NY

At GGV, we aim to serve the community we’re in.

Whether it’s a two-story suburban townhouse or a 20-story urban apartment building, we start by listening to local residents and officials, and work this input into our development process to achieve our shared goals in a way that respects and reflects their considerations.

  • Georgica Green Ventures, LLC is a Long Island-based firm that specializes in the acquisition, development, construction and management of multi-family housing. Since 2010, we’ve developed affordable homes for New York families from all walks of life, including seniors, veterans and domestic violence survivors.

  • Our core expertise includes obtaining the financing necessary for the development of mixed-use/income properties and structuring these developments with financing from a wide variety of public and private sources.

We know the development process inside and out and work closely with local architects, engineers and municipalities to secure approvals in a timely fashion.

We’ve worked with every source of funds to get a deal done. We regularly obtain as many as twelve sources of funding to each project, developing strong partnerships with multiple financial sources along the way.

GGV is unique in that we look at each municipality’s vision to make sure our property looks like it’s always been there and is integral to that community.

  • Engagement with the community starts on day one and extends throughout the life of the project. GGV works closely with local officials and residents to ensure that affordability and objectives reflect the specific needs and goals of each community.

  • “Because my daughter uses a wheelchair, I have seen firsthand the challenges of navigating spaces that are not designed with true accessibility in mind. GGV is dedicated to going above and beyond to ensure inclusivity in our designs for all of our residents, guests, and staff,” says GGV president, Dave Gallo.

We work to ensure the property and common areas are visitable and accessible, with dwelling units that are adaptable and fully adapted for mobility, hearing and vision impaired individuals.

All GGV projects are Americans with Disabilities Act-compliant and include fully accessible common areas and walking routes. All ground floor units are accessible, visitable and adaptable. Typical GGV projects include a percentage of fully adapted, move-in-ready units for individuals with mobility impairments, and a percentage of units for those with hearing or vision impairments.

Adaptable units provide flexibility for individuals and families to stay in their units and properly age in place.

It’s our goal to create beautiful, high-quality housing that all residents feel proud to live in.

  • From pre-development through construction and project management, you’re under the GGV umbrella. Our team’s specialty skills have you covered from start to finish, including:
    • NYS Attorney General & Supreme Court Approvals
    • Successful Local, Municipal & Not-for-Profit Partnerships
    • Community, Downtown, Transit & Waterfront Revitalization Projects
    • Town, County, State & Federal Approvals, Permitting & Environmental Reviews
    • MTA/LIRR Coordination
    • Intricate Infrastructure Improvements
    • Trouble-Shooting Unforeseen Development & Construction Obstacles
    • Fast Acting & Effective Solutions
    • Extensive Community Engagement & Outreach Programs

  • The GGV team has a strong track record working collectively in partnership with housing authorities, local not-for-profits, for-profit organizations, municipalities and global businesses.

Our team works closely with all our partners from project inception through completion and operation. We have a deep understanding of how these organizations function, the responsibilities of the board and executive director and their ability to act as a liaison between the development team and local municipality.

We prioritize hiring minority, women, veteran and Section 3 individuals and businesses, and look forward to developing relationships with new partners.
