A housing lottery is a fair, random way to assign affordable apartments when more people apply than there are units available. All on time applications are given a random position number, and the housing provider reviews applicants in that order to either offer units for a new building lease up or create a waitlist for future openings. If you are selected or placed on a waitlist, you may be contacted for next steps, including any required documents.
The lottery will take place on September 28, 2026 at 11am EST. -
No. There are no application fees or broker fees.

The NYS Housing Search portal is where all affordable housing financed by New York State is listed for people to apply. This is the only site to apply for the housing lottery for One Carleton Green.
Each development listing on will give details on the rental opportunity, including unit sizes, amenities, and eligibility rules. You can apply to upcoming lotteries and open waitlists through this portal or you can call their Support Team at 877-652-4167 if you need assistance to apply. Users can search by location, income, and accessibility and track applications in real-time. For more information visit their support page. -
In order to register for an account, you’ll follow on-screen prompts to create a NY.gov login and link it to NYS Housing Search.
If you already have a NY.gov login that you used for things like Unemployment Insurance or DMV services, you can use that same login.
If you do not have a NY.gov login, click on “Create Account” and enter your information including your personal email. You will have to activate the account by going to your email and answering 3 security questions. Once you click on the activation link from your email, you will choose “NYS Housing Search” to be taken to the Housing Search portal.

If you’re having issues with your ny.gov login, please contact NYS ITS call center at 1-844-891-1786. You can also still apply for each development using paper applications that you can mail in.
Your Profile will serve as the foundation of your application for each housing development. Your Housing Profile should clearly reflect your household’s current circumstances as they relate to income, other eligibility criteria and application preference considerations. -
Log into your NYS Housing Search account to update your information. Changes in income or household size may affect your eligibility, so it’s important to keep your household details up-to-date.

Yes. You can download a pdf of the application and either fill it out electronically or print it, and scan it. It must be sent as one pdf file. We can not accept separate pages. Email the file to Onecarleton@georgicamgmt.com.

Yes. One Carleton Green will have 15 total accessible units.
10 units for mobility impairment will be fully accessible, adapted and move-in ready with fully accessible bathroom with a fully accessible roll-in shower with an attached seat or fully accessible bathtub with an optional seat. 5 units will be adapted for people with vision or hearing impairments. -
A set-aside is a housing unit designated within a development for specific groups or individuals who meet certain criteria, often based on disability, income, or other factors. Only applicants who meet those criteria can apply for those units. One Carleton Green has 15 supportive units for individuals with intellectual and/or developmental disabilities, with services provided by Family Residences and Essential Enterprises, Inc.
A preference gives certain applicants priority during the selection process but doesn’t restrict who can apply. For example, veterans or elderly people might receive preference, meaning they may be contacted earlier in the lottery processing stage. One Carleton Green’s priority admissions for 15 units: Mobility disability (10 units), Hearing/Vision disability (5 units).

Yes. Materials and applications for the units are translated by clicking in the upper right corner of the NYS Housing Search portal site and selecting your language. If you need additional assistance, contact the Support Center, which will be able to assist you in your language.

Denied applicants will be notified of the grounds for denial and will be given 14 business days from the date of the writing to submit additional supporting documentation and/or request a meeting or call to discuss and review the denial. All applicants will be notified in writing by mail or email that his/her application is denied.

No. Your application may be disqualified if you do. Only submit your application once online OR once by mail.
You can apply to multiple listings on the NYS Housing Search portal as long as you meet the eligibility criteria for each one. -
If you submitted an application and provided an email address, you will still get notifications from the Housing Search system on any actions taken by the Housing provider like Selected for Review, Rejected, Unit Offer, etc.

One Carleton Green is located within the Central Islip Union Free School District. School attendance boundaries and assignments are determined by the school district. If you become a resident, we recommend contacting the Central Islip Union Free School District directly to confirm which school your child would be assigned to attend.
