The housing lottery is for 80 units at One Carleton Green located at 1 Carleton Avenue, Central Islip, NY 11722, located in the Town of Islip in Suffolk County. This 96 unit complex is a combination of 9 studios, 62 one-bedroom, and 25 two-bedroom rental units in one new three story building. Conveniently located near transit and shopping areas, this development will also be home to a non-profit space and retail space.

Apartments are eligible for residents with 30% to 100% of Area Median Income utilizing LIHTC income averaging.

Income Restrictions Apply – No Application Fee – No Broker’s Fee

On-Site Amenities:

On-site amenities include a fitness room, residential lounge, three laundry rooms, secured building entry, bike racks, mailroom, management office and superintendent. Resident parking will have access to electric vehicle charging stations.

  • STEP 2 / Complete The Application

    Visit https://housingsearch.hcr.ny.gov/housing/s/ to complete your application. If you don't want to apply online, you have the option of submitting a paper application. To request an application click link above to download or mail onecarleton@georgicamgmt.com.

  • STEP 3 / Submit Application

    Submit your application on https://housingsearch.hcr.ny.gov/housing/s/ or email fully completed application via Certified Mail to: Georgica Property Management, PO Box 151, Glen Cove, NY 11542. Must be sent and/or postmarked by September 7, 2026. Submit ONLY one application per household.

  • STEP 4 / Get Your Lottery Number

    The lottery will be drawn on September 21, 2026 at 11am. Immediately following, applicants will see their lottery number in their HousingSearch account. Applicants will receive an email confirming your lottery number.

One Carleton Green advances three New York State Housing Goals: Downtown Revitalization Initiative, Community Renewal and Revitalization Project, and Workforce Opportunity Project. It is designed as all-electric, high level of building energy performance with Energy Star products and materials and will achieve certification under Enterprise Green Communities Criteria 2020 Plus with additional Stretch Sustainability Measures.

The project will also provide 10 fully accessible and adapted, move-in ready units for persons with mobility impairments and 5 fully accessible and adapted, move-in ready units for persons with hearing and vision impairments. This development includes 15 supportive units for individuals with intellectual and/or developmental disabilities with services provided by Family Residences and Essential Enterprises, Inc.
